Beyond Plumbing has worked out of Oakland since 2002, and our shop is on McClary Ave. Most of the city was built before 1950, which means clay sewer laterals, galvanized supply lines, and cast iron drains are still in the ground under a lot of these houses. We know what is down there because we have been pulling it out for over twenty years.
Old pipe, old problems
Clay laterals crack and let roots in. Galvanized water lines rust closed from the inside and strangle your pressure. Cast iron drains scale over. All three are normal for Oakland housing stock, and all three are fixable without guesswork once a camera shows us the line.
Hills and flats are different jobs
Hill properties mean long lateral runs, steep grades, and mature trees working against the pipe. Flatland homes closer to the bay deal with a higher water table and older street mains. We quote what the property actually needs.
Same crew, same city

Sewer lateral compliance in Oakland
Oakland is part of the East Bay Regional Private Sewer Lateral program, so a compliance certificate is required before you can close escrow on a sale, for final permit sign-off on remodeling over $100,000, and when a water meter is resized. We are EBMUD and PSL certified, we run the camera inspection first, and we handle the testing and paperwork.
